PICTURE THIS

A  DOWNTOWN HUB CALLING TO RESIDENTS AND VISITORS

July 21, 2021

BY RUSTY PRAY

Wellen Park Journal Correspondent

Rendering depicting the view towards Downtown Wellen from the 80-acre grand lake.

Worthy of an Instagram or Facebook post.. That’s the image Wellen Park President Rick Severance has in mind for the area’s newest downtown. Construction is scheduled to begin mid-August. It is expected to be completed in late 2022, Wellen Park officials say.

“There are just a lot of really thoughtful elements that I think will be both interesting and fun,” Mr. Severance says. “The downtown will be a central location for the community; it provides a great sense of place. It will be the heart and soul of Wellen Park.” All the elements are lined up to make it a picture-perfect environment for residents and visitors to the south Sarasota County community.

Wellen Park covers 11,000 acres, including about 7,000 acres of undeveloped land. It is among the top five fastest-selling master planned communities in the country, according to the real estate consulting firm RCLCO.

The majority of Wellen Park lies at the edges of unincorporated Sarasota County and within the city limits of North Port. Communities that are a part of the City of North Port include Oasis, Renaissance, IslandWalk, The Preserve and Gran Paradiso. The development, once known as West Villages, also includes in its marketing the communities of Sarasota National, Grand Palm and Boca Royale. And six new neighborhoods will begin selling late Fall/ early Winter in Wellen Park’s new Playmore District from builders including Lennar, Mattamy Homes, Neal Communities, Sam Rodgers, and Toll Brothers.

A signature shade structure across from the Brewpub building will provide an area for visitors to enjoy socializing with friends and neighbors.

Downtown Wellen Park will include shops and restaurants, of course. But there will be plenty of imaginative amenities to shape a character unique to the development.

“This will be the gathering place where you can meet your neighbors and your friends,” says Christine Masney, Wellen Park’s vice president of marketing.

Plans call for the area to include an 80-acre lake, wellness trail and fishing pier, along with a mixture of amenities.

A permanent food truck park is one of those amenities. Another perk, a hammock grove, will beckon shoppers to rest a spell. A unique natural playground and splash pad are also planned, which will offer kids a new experience where they can connect to a physical space and the environment of being on the water.

The food truck park area will offer a casual dining experience.

“We chose to make an investment not just in the trees, which create shade, but also designed a signature shade structure,” Mr. Severance says, “It’s a piece of art that is beautiful to look at, and extremely functional.”

Mr. Severance says he envisions Wellen Park’s downtown to be fun and a little funky. “We mean that. That’s why we have a food truck area. That’s why we have a kind of nontraditional playground. That’s why we have wedding park and a hammock grove where we have hammocks integrated with mature trees.”

“What I’m most excited about is how that permanent food truck area will integrate with the playground, the trail, the outfitter, the outdoor bar, the heritage trees and the concerts,” Mr. Severance says. “It just creates this amazing energy that doesn’t feel stuffy. You’re just as comfortable in your flip-flops and your shorts as you would be dressed up coming from a wedding reception.”

“It’s a healthy place,” says Ms. Masney. “There are many ways to be heathy. It might mean taking your kayak or paddleboard out or fishing the 80-acre lake. It might mean hiking, biking or walking around our pathway. Or it might be a sunset happy hour toast with friends, or simply sitting under the big oak and relaxing.”

The children’s natural playground is another insightful use of space.

“It’s not something you would find at an elementary school,” Mr. Severance says. “It’s done in a way where it looks like it is part of the land. We’ve used the elevation of the land and natural materials. it’s a place that is beautiful for Mom and Dad to sit while the kids are playing. It’ll be entertaining, energetic. But it won’t be what you would consider a traditional playground.”

Mr. Severance wants to create a hub that appeals to the eye as well as to lifestyle.

“In today’s world,” he says, “if it’s worthy of putting on Instagram, it’s worthy. And it’s not only teenagers posting about their experiences; our parents are the ones posting on social media.

“I trust that we’ve created a hub that’s not just social media-worthy but more importantly, has a heartbeat and a soul.”

A signature building for downtown Wellen Park

The character of the 32,500-square-foot building will help define Wellen Park’s downtown for years.

“The mixed-use building will become a signature backdrop for Downtown Wellen’s outdoor spaces, defining it as an active and thriving lifestyle destination,” says Alan Wold, a member of the design team at the New Orleans architectural firm of Trapolin-Peer.

Mr. Wold says planners had in mind using the facility as a “destination building — something recognizable that people can orient themselves to when they’re in Downtown Wellen.

Renderings suggest a structure that fits into the laid-back Southwest Florida style: low cut, Spanish influence, pastels. The design includes covered walkways, three restaurants, patio dining and other amenities.

“A core aspect of the design is its connection to the outdoor spaces the building occupies,” Mr. Wold says, adding the restaurants will have outdoor seating and cafĂ© seating as well. And most of the parking will be in the rear of the building in order to enhance the pedestrian experience.

The building’s second floor, accessible via stairways and an elevator, thoughtfully divides multiple office spaces, each with expansive outdoor terraces overlooking the grand lawn and the lake, and a glass corridor that connects the buildings.

A possible outcome is the building will attract customers that will come for the retail, or to enjoy the shade and courtyard spaces, but stay or return for the businesses above.

The Downtown Wellen building will give Trapolin-Peer another foothold in Southwest Florida.

“It’s beautiful,” says Peter Trapolin, who founded the firm in 1981. “We’ve done work in Florida before, but this is our first building in the Southwest Florida area. We’re excited to be here.”

The design took several months to complete. “It wasn’t as though we arrived at this design at our first pass,” Mr. Wold says. “We went through many different schemes … the word we kept using was ‘transitional style.’

“We weren’t looking for something either strictly traditional or ultra-modern.”

The process did not follow the path of conference-room brainstorming and PowerPoint presentations. That was because of the lockdown that came along with COVID-19.

“We started this design process as lockdown started,” Mr. Wold recalls. “We were all working remotely. There were emails, photos, sketches, conference calls. It was a very different way to work.

“As architects, typically we prefer to be together to design. But we all think this worked out really well.”

Poll workers still needed

By Elaine Allen-Emrich Community Editor  Jul 19, 2020

https://www.yoursun.com/venice/poll-workers-still-needed/article_e9aaae48-c842-11ea-a767-9b45b9b6bce8.html

SARASOTA — Primary Election Day is Tuesday, Aug. 18, for Florida voters. Polls are open that day from 7 a.m. to 7 p.m. Vote-by-mail ballots must be returned to your supervisor of elections office by 7 p.m. that evening.

The Gondolier reached out to Supervisor of Elections Ron Turner to ask a few questions for the upcoming election.

Do you still need poll workers?

The Sarasota County Supervisor of Elections employs approximately 1,000 workers for early voting, and at the polls on election day. In the recent March election, approximately 30% of poll workers opted not to work.

We have experienced a number of poll workers who are still unable to work for the coming August primary election. We are doing our best to fill poll worker positions. However, it is likely that some election day polling places will change due to poll worker staffing issues or locations being unable to accommodate us.

Is voting by mail safe?

Vote-by-mail began in Florida in 2002 as no-excuse absentee voting. Since that time, vote-by-mail also called absentee has been available for all registered voters in the state. The name absentee was changed to vote-by-mail by the Florida Legislature in 2016.

Can a voter track their ballot?

Yes. Vote-by-mail ballots are tracked on our website from the time your request is processed until your voted ballot is received back in the elections office and tabulated. A voter’s record is updated when the ballot is received in the election’s office to prevent a voter from voting twice in an election. Upon receipt, voters’ signatures on the certificate (return) envelopes are compared to signatures on file.

When does early voting start?

Early voting for the Aug. 18 Primary Election will run Saturday, Aug. 8, through Sunday, Aug. 16. For more information, call 941-861-8606 or visit www.sarasotavotes.com.

Filling in the details: West Villages' future takes shape, will include schools, substations and more

WEST VILLAGES — The North Port City Commission discussed an array of changes to the West Villages master plan and adopted some this week.

Among the details were a small land annexation to North Port, a place for a hotel/resort at the CoolToday Park baseball complex, a giant school campus, police and fire substations, commercial development along a yet-to-be-built corridor that would someday run to the gulf beaches, and lots of new homes.

A land swap for the school campus, possibly serving K-12 students, would need approval from Sarasota County School Board.

Those talks, adopting of ordinances and first readings of others, map adjustments and other details that would greatly expand West Villages were on Tuesday's City Commission agenda. Again due to COVID-19, the meeting was placed on a video-conferencing platform.

Other issues at the meeting included the locating of a 7-Eleven at Cranberry and West Price boulevards, a software vendor agreement, an economic development feasibility study, appointments and other business. The meeting ran into Wednesday's wee hours.

The topic of growth at West Villages was energized with a clearer picture of its future. A guide or pattern book for its expansion was reviewed and approved by commissioners in April. That move opened the door to moving forward. Many future changes, however, still require commission approval and public feedback.

West Villages, which is rebadged as Wellen Park in June, is set for smart and managed growth, North Port Vice Mayor Jill Luke said.

“These steps are really advancing” West Villages' development, Luke said. “To me, it's a lot closer to reality.”

Among items talked about or changes adopted Tuesday were:

• Annexation into North Port of the 1.6-acre Duke Commercial Center from unincorporated Sarasota County. Its future was not clear, however.

• Large land swaps for proposed school sites on a yet-developed corridor — Manasota Beach Road and River Road — linking North Port to the north end of Englewood and Manasota Key.

• A hotel at CoolToday Park, the Atlanta Braves spring training complex within the West Villages Improvement District.

• Public safety substations serving the new communities.

•  Amending boundaries or adding land to Villages F and G, also modifying rights of way for roads within West Villages.

North Port, at the request of its previous owner, annexed much of the former Taylor Ranch in 2002, and that has since become the fast-growing colossus of West Villages.

Inside North Port boundaries, for instance, some 4,500 West Villages homes have been built. There will be more than 21,000 at build-out, which would add some 50,000 residents to North Port and South Sarasota County.

Other communities inside West Villages include Oasis, Renaissance, The Preserve and Gran Paradiso. CoolToday Park is also inside the district.

The broader Wellen Park marketing area includes the Sarasota National, Grand Palm and Boca Royale communities.

Luke said past overviews had been from the overlook of “30,000 feet. Now we're seeing accurate and detailed plans much closer to the ground. It's very exciting.”

Venice Beach Drum Circle does not skip a beat

https://www.yoursun.com/coastal/entertainment/venice-beach-drum-circle-does-not-skip-a-beat/

Venice Beach glows in the setting sun

Sun sets on Venice Drum Circle

SUNPHOTOS BY MEREDTH NICHOLSON

The Venice Drum Circle hosts its sunset celebrations on Sunday nights at Venice Beach.

Walking up to the beach, you hear the drums before you can see the drummers. For those of you who have never attended the Venice Drum Circle on Sunday nights, you will be in for a wonderful treat.

Bring a chair, if you want to be comfortable. Attendees have been known to bring small tables, and set them up for snacks and beverages, as they listen to the rhythmic beating of the drums. Along with that, one gets to watch the colorful and entertaining activities that go on in the center of the circle, to which anyone is welcome.

There are belly dancers, done up in traditional colorful garb. Some with butterfly wings, some with colorful fans that have flowing brightly colored silks attached, to flutter in the breeze as the women dance about.

Children also participate in the fun, as well as some of those who twirl hula hoops around more than just their waists, amazing the crowd with their dexterous handling of two at a time.

As the sun begins it’s slow decent into the gulf, creating a sky full of amazing color, Mic McManus, Venice’s Shaman, has been known to salute the setting sun with the distinctive sound he creates, by blowing on a conch shell.
The drumming rhythm escalates, and most turn, giving their full attention to the sun, as it slips beneath the horizon ... which is then, generally accompanied by the cheers and applause of the onlookers.

The visual treats get even better once the sun has set, and darkness falls. The children and adults in the circle, who having been twirling their hula hoops, now have them lit up, creating a whole different colorful and pleasurable view.

The rhythm of the drums continues, as the hoops are twirled, colors flashing and blurring. Those in the circle continue to dance and celebrate Mother Nature, friendship and simple good times.

If you haven’t been, give it a try some Sunday night. It’s definitely a worthwhile experience.
